Job Summary:
We are seeking a motivated, results-driven Real Estate Agent to support the company's real estate sales, acquisition, leasing, and business development activities. The ideal candidate is a self-starter with strong communication, negotiation, relationship-building, and sales skills who is comfortable working in a performance-driven environment.

This is a commission-only position. Compensation is earned based on successfully completed real estate transactions and other commissionable activities as defined by the company's compensation agreement. There is no guaranteed salary or hourly wage associated with this position.

The Real Estate Agent will be responsible for developing business opportunities, identifying prospective buyers, sellers, tenants, investors, and property opportunities, managing client relationships, and supporting transactions from initial contact through closing.

Duties and Responsibilities:
  • Generate and develop prospective buyer, seller, investor, landlord, tenant, and referral leads through networking, outreach, marketing, prospecting, and relationship development.
  • Assist clients with buying, selling, leasing, or evaluating residential and/or commercial real estate opportunities.
  • Conduct property research, market analysis, comparative market assessments, and other due diligence necessary to support transactions.
  • Schedule and conduct property showings, meetings, tours, presentations, and client consultations.
  • Prepare and present offers, proposals, letters of intent, contracts, and other transaction-related documentation within the scope permitted by applicable licensing requirements.
  • Negotiate transaction terms while protecting the interests of the client and company.
  • Maintain consistent communication with clients, prospects, brokers, lenders, attorneys, inspectors, title professionals, contractors, and other transaction participants.
  • Maintain accurate records of leads, contacts, property opportunities, transaction activity, and follow-up actions in the company's designated CRM or tracking system.
  • Develop and maintain a professional network capable of generating referrals and new business opportunities.
  • Monitor local real estate activity, market conditions, property values, development activity, and industry trends.
  • Participate in company meetings, training, sales initiatives, property evaluations, and business development activities as required.
  • Maintain confidentiality regarding company, client, property, transaction, and proprietary business information.
  • Conduct all activities in accordance with applicable federal, state, and local real estate laws, regulations, licensing requirements, fair housing requirements, company policies, and professional standards.
  • Perform other real estate-related business development and transaction support duties as assigned.

Experience.
Required:
  • Demonstrated sales, business development, customer service, real estate, leasing, property management, or other relevant client-facing experience.
  • Experience developing leads and building professional relationships.
  • Demonstrated ability to communicate professionally with clients, business owners, executives, investors, and other stakeholders.
  • Strong negotiation, presentation, organization, and follow-up skills.
  • Ability to independently manage prospects and multiple transactions at various stages of the sales process.
  • Comfortable working in a commission-based, performance-driven environment.

Preferred:
  • Previous experience as a licensed real estate agent, salesperson, broker, leasing agent, or commercial real estate professional.
  • Experience with residential, commercial, investment, land, development, or mixed-use real estate transactions.
  • Experience prospecting for new business and maintaining a sales pipeline.
  • Experience working with investors, developers, property owners, commercial clients, or corporate real estate transactions.
  • Familiarity with real estate contracts, purchase and sale agreements, leases, letters of intent, comparative market analyses, and transaction documentation.
  • Experience using a CRM, Multiple Listing Service (MLS), real estate transaction management system, or related technology.

Education.
Required:
  • High school diploma or GED.
  • Completion of all education necessary to obtain and maintain the applicable state real estate license when a license is required for the duties performed.

Preferred:
  • Associate's or bachelor's degree in Real Estate, Business Administration, Finance, Marketing, Economics, Construction Management, or a related discipline.
  • Additional professional education in commercial real estate, real estate investment, development, property management, sales, or negotiations.

License and Certification Requirements:
  • Current and active real estate license in the state where real estate brokerage activities will be performed.
  • License must remain active and in good standing throughout the individual's engagement with the company.
  • Must comply with all continuing education and license renewal requirements applicable to the individual's real estate license.
  • Must immediately disclose any license restriction, suspension, disciplinary action, complaint, or other circumstance that could affect the individual's ability to legally perform assigned real estate activities.
  • Additional real estate designations or certifications are preferred but not required.

Work Requirements:
  • Ability to work independently with limited supervision.
  • Ability to maintain a flexible schedule based on client and transaction needs.
  • Ability to attend property tours, client meetings, closings, inspections, networking events, and other business activities as necessary.
  • Reliable transportation and the ability to travel locally to properties and meetings.
  • Valid driver's license and appropriate automobile insurance when driving is required for company-related activities.
  • Ability to use a personal computer, telephone, and other technology necessary to conduct real estate business.

Compensation: This is a commission-only opportunity.
  • No guaranteed salary or hourly wage is provided.
  • Earnings are based on completed transactions and the applicable commission structure.
  • Commission percentages, eligible transactions, payment timing, expenses, brokerage requirements, and other compensation terms will be established in a separate written compensation or independent contractor agreement, as applicable.
  • Actual earnings will vary based on individual performance, transaction volume, transaction value, market conditions, and other factors.
  • There is no guarantee of minimum earnings or transaction volume.
